1.SLAB FOUNDATIONThe scope of work includes:
- Geodetic marking of the building,
- Removal of the non-bearing soil layer with a thickness of 25-30 cm, for disposal.
- Supply and installation of a grounding bed frame for the building,
- Construction of the subbase for the foundation according to the previously prepared project and compaction with a mechanical compactor,
- Installation of a water passage for the building,
- Installation of a passage for the electrical connection and for additional external electrical installations,
- Construction of the underground sewage system with outlet 1m beyond the outline of the foundation,
- Placement of EPS 100 gr.15 cm edge insulation elements,
- Horizontal waterproof insulation with EPS-P 100-036 foundation styrofoam gr. 5 cm,
- Horizontal insulation with EPS 100-038 styrofoam gr. 10 cm,
- Construction of a possible fireplace intake,
- Installation of reinforcement,
- Supply and filling of the concrete slab with C20/25 concrete with a thickness of 20 cm.
The scope of work does not include:
- Earthworks in case of terrain inclination above 1%,
- Construction of the underground part of the rainwater drainage system from gutters, installation of undergutter cleaning boxes, and absorption and infiltration wells,
- Construction of terraces and external stairs,
- Purchase and delivery of gravel spalls, drainage gravel, and sand, which constitute the subbase for the foundation. These materials will be supplied and settled according to actual demand and consumption,
- Purchase, delivery, and installation of reinforcing geotextile for the soil subgrade, in case the building is located on weak soil conditions.
- Construction of the underground part of the rainwater drainage system from gutters, installation of undergutter cleaning boxes, and absorption and infiltration wells,
Note: In case of poor geotechnical conditions causing changes in the foundation structure, such as thickening of the slab, denser styrofoam, change in concrete class, etc., costs and specifications will be determined after geotechnical surveys and construction project development.
2.EXTERNAL WALLS OF THE GROUND FLOORScope of work includes:
- Transport of prefabricated elements to the construction site,
- Installation of moisture-proof insulation under the walls using PVC foil,
- Assembly of prefabricated elements,
- Reinforcement of the structure along with filling the locks with concrete C16/20,
- Welding of steel marks,
- Puttying of assembly grooves.
Scope of work does not include:
- Construction of access roads for installation equipment in case of poor terrain conditions.
3. GROUND FLOOR INTERNAL WALLSScope of work includes:
- Transport of prefabricated elements to the construction site,
- Installation of moisture-proof insulation under the walls using PVC foil,
- Assembly of prefabricated elements,
- Reinforcement of the structure along with filling the locks with concrete C16/20,
- Welding of steel marks,
- Puttying of assembly grooves.
Note: Walls require lightweight puttying and priming before painting. The project includes preparing passages and openings for electrical boxes, up to 50 pieces for the entire building.
4. ROOF STRUCTUREThe roof structure, including the gable walls, is constructed traditionally. The gable walls are cladded externally with 12mm thick OSB boards as per the visualization. A breathable foil is laid over the roof trusses.
Scope of work includes:
- Construction of the wooden roof structure along with gable walls using softwood, according to the design,
- Cladding of gable walls externally with 12mm thick OSB 3 boards as per the visualization,
- Covering of the roof slopes with a breathable (3000g/m2 /24h) three-layer roofing membrane,
- Sealing of roof slopes.
5. ROOF COVERING ALONG WITH GUTTERINGThe roof is covered with BRAAS Celtic cement roof tiles with Lumino coating from the manufacturer's basic color palette. At this stage, roof ventilation and air vents are installed, and all sheet metal work is carried out (e.g., eaves strips, gutter brackets, eaves and gable boards). The roof is guttered with GALECO PVC gutters, and vertical downpipes are installed in the chosen color.
Scope of work includes:
- Roof covering with BRAAS Celtic cement roof tiles with Lumino coating from the manufacturer's basic color palette,
- Supply and installation of vertical ventilation chimney for sewer vent (1 piece),
- Sheet metal work: eaves strips, gutter brackets, eaves and gable boards,
- Guttering with GALECO PVC gutters and installation of vertical downpipes in the chosen color.
6. ROOF VENTILATION CHIMNEYSScope of work includes:
- Installation of ventilation system for kitchen, bathroom, and utility room using TERMOFLEX pipes,
- Supply and installation of roof ventilation chimneys (3 pieces).
Note: Installation of TERMOFLEX pipes takes place during the internal finishing works stage.

EXTERNAL WALL INSULATION WITH 20 CM THICK STYROFOAM AND APPLICATION OF ACRYLIC RENDER/(OPTION: SiSi)The external walls are insulated with 20 cm thick EPS 040 styrofoam. The scope of work includes cladding the walls with styrofoam, applying a reinforcing mesh, base coat for rendering, and acrylic render. The work also includes securing the building corners and corners around window and door openings with reinforcing mesh corner beads.
Scope of work includes:
- Insulation of the facade with EPS 040 styrofoam, 20 cm thick
- Anchoring of styrofoam boards with thermal anchors to eliminate thermal bridges, and installation of reinforcing mesh and base coat for rendering
- Securing building corners and corners around window and door openings with reinforcing mesh corner beads
- Installation of window reveal APU profiles to prevent water penetration under the facade render
- Application of single-color acrylic render with a pebble texture, grain size of 1.5 mm, colors from the first color group without extra charge
- Application of mosaic render on plinths by KABE or TERMO ORGANIKA from the first color group
Scope of work does not include:
- Ornamental grooving around window and door openings or at building corners.
8. PVC WINDOWSWhite-colored window joinery (e.g., OKMAR-PLASTIK) made of six-chamber PVC profiles IDEAL 7000 reinforced with steel, with a width of 85 mm from ALUPLAST company, equipped with triple-glazed windows (U-value of 0.5 W/m2K) without muntins. The window joinery is equipped with fittings from companies such as WINKHAUS. (Window manufacturer subject to negotiation)
Scope of work includes:
- Supply and installation of window joinery and terrace or balcony doors (terrace doors with tilt-and-turn function),
- Protection of the upper surface of the perimeter styrofoam board of the foundation slab near terrace windows with a cement-fiber board CETRIS,
- Waterproofing of the threshold of balcony and terrace doors.
Note: In the case of supplying and installing window joinery with single-sided or double-sided veneer, an additional fee applies.
9. EXTERIOR DOORSSteel exterior doors from WIKĘD company, Premium series, pattern 1 with laminated door frame, acoustic insulation of 31 dB filled with polyurethane foam. The door leaf is 54 mm thick with three adjustable hinges in all planes and secured with counterbalance bolts. The doors are equipped with a latch (with two locks using the same key system and a cylinder lock from WILKA company), sealed aluminum threshold, and an additional drip cap (for doors opening inwards).
Scope of work includes:
- Supply and installation of steel exterior doors from WIKĘD company, Premium series, pattern 1, in the chosen color from the basic palette,
- Protection of the upper surface of the perimeter styrofoam board of the foundation slab near the entrance doors with a cement-fiber board CETRIS.
10. EXTERIOR WINDOW SILLSExterior window sills made of coated steel sheet with a thickness of 0.75mm.
Scope of work includes:
- Supply and installation of exterior window sills made of coated steel sheet, finished with PVC end caps.
11. FASCIA BOARDS AND GABLE WALLSFascia boards and gable walls according to the visualization, made of pine or spruce wood, protected with deep-penetrating wood preservative in the chosen color.
Scope of work includes:
- Workshop painting of fascia boards with deep-penetrating wood preservative (in two layers) in the chosen color,
- Execution of fascia boards and gable walls according to the visualization, with wooden slats made of pine or spruce wood.
________________________________________________ ELECTRICAL AND 12.TELECOMMUNICATION INSTALLATIONScope of work includes:
- Installation of electrical sockets (29 pieces) inside and (1 piece) outside the building,
- Installation of indoor lighting (18 points) and (2 pieces) outdoor lighting,
- Installation of a three-phase electrical socket for the kitchen under the induction or ceramic hob,
- Installation of TV (2 points) and telecommunication (2 points) wiring inside the house with outlets outside the building,
- Installation of a doorbell system at the entrance door,
- Connection of the electrical installation to the grounding bedrock,
- Supply and installation of an internal distribution board with 48 poles (4x12) along with the following equipment:
- Main switch,
- Phase control indicator,
- Three-phase residual-current device (2 pieces),
- Single-phase circuit breaker (9 pieces),
- Three-phase circuit breaker (1 piece),
- Conducting insulation resistance tests and effectiveness tests for protection against electric shock.
The scope of work does not include:
- Connection of the electrical power supply to the building.
13.WATER AND SEWAGE INSTALLATIONScope of work includes:
- Installation of sewage system using PVC pipes (7 pieces),
- Installation of internal hot water (4 pieces) and cold water (6 pieces) using PP pipes with CLIMAFLEX insulation,
- Conducting pressure tests to ensure the integrity of the entire installation.
The scope of work does not include:
- Connection of the water supply to the building and the white assembly.
_______________________________________________DEVELOPER`S FINISH WITH INSTALLATIONS14.INSULATION OF THE CEILING AND OPEN CEILING ABOVE THE LIVING ROOMScope of work includes:
- Insulation of the ceiling and open ceiling above the living room with mineral glass wool λ = 0.039, thickness 25 cm,
- Installation of acoustic foam under the wall profiles, construction of metal frame structures on steel hangers,
- Installation of certified vapor barrier foil, thickness 0.2 mm,
- Installation of plasterboard panels,
- One-time filling of joints without sanding.
Note: Suspended ceilings require lightweight spackling and priming before painting.
15.COMPLEMENTARY FINISHING WORKScope of work includes:
- Filling hydraulic and electrical grooves,
- Making window reveals from plasterboard panels along with the installation of perforated corner beads,
- Installation of ventilation for the sewage pipe, with cladding from plasterboard panels,
- One-time filling of joints for prefabricated wall panels, without sanding.
_____________________________________________DEVELOPER'S STANDARD WITH FINISHINGADDITIONAL AND ALTERNATIVE WORKS:1.DRAINAGEScope of work includes:
- Installation of perimeter drainage without collecting manholes and inspection chambers, with drainage outlet extending at least 1 meter beyond the foundation perimeter.
Scope of work excludes:
- Installation of the underground part of the rainwater drainage system from gutters, installation of under-gutter cleaning boxes, and soakaways.
2.ELECTRIC RADIATORS, DOMESTIC HOT WATER TANKScope of work includes:
- Supply and installation of electric convector radiators from ATLANTIC, model F117,
- Supply and installation of domestic hot water tank from ATLANTIC, model OPRO+V 120.
3.GAS CENTRAL HEATING SYSTEM POWERED BY A GAS BOILERScope of work includes:
- Installation of gas piping inside the building,
- Complete installation of central heating system,
- Supply and installation of bottom-fed radiators from KERMI, model FTV with x2 technology, along with thermostatic heads,
- Supply and installation of single-function condensing gas boiler BERETTA Quadra Green 25 R.S.I., with energy-saving pump, and BIAWAR MEGA W-E hot water tank with a capacity of 125 liters.
Scope of work excludes:
- Gas connection to the building.
4.FLUE GAS CHIMNEY FOR THE FIREPLACEThe flue gas chimney for the fireplace is made of keramzyt ceramic elements with a ceramic insert.
Scope of work includes:
- Construction of the chimney according to the project using keramzyt chimney elements,
- Construction of a reinforced concrete chimney cap,
- Thermal insulation of the chimney above the roof with non-combustible rock wool,
- Finishing the chimney above the roof with acrylic or mosaic plaster,
- Installation of external ventilation grilles,
- Supply and installation of chimney benches (1 pc.) and steps (7 pcs.).
